Detroit Sika Repair Mortars for Spalls and Damage
When concrete spalls, cracks, or loses section, Sika MonoTop and SikaRep mortars restore load-bearing capacity and appearance. Detroit Concrete selects the right Sika product for each repair type, structural MonoTop for load-carrying work, cosmetic SikaRep for finish restoration, non-sag formulations for overhead placement. We apply the bonded primer protocol that makes the repair permanent. Free assessment and written quote.

Repair classification
How Sika Repair Mortars Organize by Situation
Sika repair is not one product. MonoTop and SikaRep are product families, each with multiple formulations tuned to different repair scenarios. MonoTop handles structural restoration where the repair must carry load. SikaRep addresses cosmetic and decorative restoration where finish and appearance drive the choice. Within each family, products vary by depth capacity, placement angle (horizontal, vertical, overhead), and cure speed.
The job is matching the repair condition to the right Sika product. A structural spall on a parking structure slab needs MonoTop's load-bearing chemistry. A cosmetic chip on a finished surface needs SikaRep's appearance profile. An overhead soffit repair needs the non-sag rheology that stays in place during cure. Picking the wrong product from the right family fails almost as quickly as picking the wrong family.
We assess the repair scope, classify it by load requirement and placement angle, and select the matched Sika product. We coordinate with Sika waterproofing when the repair is part of a larger moisture control scope, and with Sika crack injection when injection precedes surface repair.
Installation sequence
How We Install Sika Repair in Detroit
-
Assess repair scope and type
We evaluate the damage (spall, crack, section loss), determine if the repair is structural or cosmetic, note the placement angle (horizontal, vertical, overhead), and measure depth and area.
-
Prepare substrate to Sika standard
Unsound concrete is removed, edges are saw-cut to clean lines where needed, and the substrate is cleaned to the Sika specification for the selected product.
-
Apply bonded primer and place mortar
The Sika bonded primer is applied to the prepped surface, the repair mortar is mixed to manufacturer ratios, and placed at the engineered thickness for the matched product.
-
Finish, cure, and document
Surface finish is matched to surrounding concrete texture, the repair cures per Sika schedule, and the installation is documented for warranty support.
Common failure mode
Why Product Substitution Breaks Sika Repairs
The most common Sika repair failure we encounter is product substitution. A contractor uses a generic mortar or a different Sika product in place of the specified one, often because the specified product was harder to source or cost more. The substitute does not bond to the Sika primer, the chemistry is incompatible, and the repair fails within months.
We use the specified Sika product end-to-end. When a project has multiple repair situations, we use multiple Sika products matched to each condition rather than forcing one product across all repairs. This approach costs more upfront but delivers repairs that outlast the surrounding concrete. We also integrate with our broader brand specialty work and coordinate with Sika floor systems when repairs are part of a larger floor restoration.

Sika Repair Questions, Answered
MonoTop vs SikaRep, structural vs cosmetic, overhead repair and warranty.
Structural repair on a parking structure spall. They used Sika MonoTop with the right primer, cured per spec. The repair has carried load for three years with no issues. Real engineering.
Overhead repair on a basement ceiling spall. The non-sag Sika product stayed in place during cure where a standard product would have slumped. Right product for the situation.
Deep-section repair on a structural element. Multiple lifts with the proper Sika product, full cure between each. Restored to engineering spec with documentation.
They were honest that one of our repairs needed the more expensive Sika product, not a substitute. Trust earned by recommending the right product even when cheaper would have worked short-term.
