Detroit Commercial Epoxy Flooring Built to Spec
Epoxy flooring for commercial spaces starts with understanding the load. We assess traffic patterns, chemical exposure, temperature swings and slip requirements, then specify a matched primer, body coat, topcoat and aggregate system. The slab gets diamond-ground to profile, moisture-tested and prepped. The result is a durable floor warranted as a complete system, not just a topcoat over poor prep.
- Specification matched to actual use
- Slab prepped to system profile
- Free written estimate, firm timeline
The prep is the foundation
Why Epoxy Flooring Fails Without Proper Slab Prep
Most commercial epoxy failures trace back to one source: the concrete underneath was not prepared to the system's specification. A slab with residual moisture, contaminants, or an uneven surface will cause the epoxy to lift, blister or peel within months, regardless of the quality of the coating itself. The slab is the substrate; the epoxy is the wear layer.
Our process begins with diamond grinding the slab to the manufacturer's profile, removing old coatings, laitance and surface contaminants. We run moisture testing and apply a moisture-mitigation primer where vapor transmission is high. Cracks and joints are filled with a compatible material. Only then does the primer, body coat and topcoat go down in sequence, with proper cure time between each layer. Slip-resistant aggregate is broadcast where the specification calls for it.
This same rigorous approach applies across all our commercial floor systems, our broader commercial concrete portfolio, and the parallel residential epoxy garage floor work. When an epoxy floor has already failed, commercial floor repair is often the next step.

How Detroit Concrete Installs Commercial Epoxy Systems
-
Assess and specify the system
We evaluate the space, traffic volume, chemical exposure, temperature range, wash-down frequency and slip requirements, then specify the epoxy system, primer, body coat, topcoat and aggregate that meets all conditions.
-
Grind and prepare the slab
Diamond grinding removes old coatings, contaminants and surface laitance to the system's prep profile. Moisture testing determines if a vapor-mitigation primer is needed. Cracks and joints are filled with compatible material.
-
Apply primer and body coat
The primer bonds to the prepped concrete. The body coat is applied at the specified thickness. Slip-resistant aggregate is broadcast into the body coat where the specification requires it.
-
Topcoat and return to service
The topcoat seals the system and provides the wear surface. The floor cures to the manufacturer's schedule. We provide a clear return-to-service timeline so operations can plan around the downtime.
System selection matters
Choosing the Right Epoxy Specification Extends Floor Life
Commercial epoxy systems differ significantly in chemical resistance, abrasion rating, temperature tolerance and slip classification. Selecting the wrong system for a food-processing wash-down area or a service-bay floor will result in failure within a year, even if the installation is flawless. We specify based on the actual use case, not the lowest-cost option that fits the budget.
When the epoxy install is part of a larger renovation, we coordinate with adjacent polished concrete in office zones and loading dock concrete outside the building so all floor systems transition cleanly.

Commercial Epoxy Questions, Answered
Slab prep, chemical resistance, slip ratings and what makes commercial epoxy worth specifying.
Three contractors quoted slab prep as a paint roller and a primer. Detroit Concrete quoted diamond grinding and explained why. Two years in, floor is still tight to the slab, no peeling.
Service-bay system rated for hot tires and automotive fluids. Wash-down works, no spalling at the floor drains, and the slip aggregate is doing its job in winter.
They specced the system to the actual chemical exposure in our plant, not the cheapest option that fits the budget. Worth every dollar; the previous floor had failed in 14 months.
Coordinated install around our shift schedule. Floor was returned to service at the timelines they quoted, no surprises, no slipped delivery dates. Real professionals.
