Detroit Garage Floor Epoxy That Survives the Thaw
Winter in Detroit means salt, slush, hot tires and freeze-thaw cycles on your garage slab. A properly ground epoxy, polyaspartic or metallic coating seals the concrete and stands up to it. We start every job by profiling the slab, not just rolling coating over dust. That's why our floors don't peel.
- Slab ground or shot-blasted before coating
- Epoxy, polyaspartic, metallic options
- Written estimate, firm finish date
The foundation of durability
How Epoxy Garage Floors Fail (and How We Stop It)
A coating that peels in one season is almost never a product failure. It is a prep failure. When epoxy or polyaspartic goes down over a sealed, dusty or unground slab, it sits on top instead of bonding into the concrete. Tires, salt and freeze-thaw cycles then lift it off in flakes.
We grind or shot-blast every slab to open the pores, fill cracks and pits, and test for moisture. Only then does the coating system go down, layer by layer, to the manufacturer spec. The result is a floor that actually bonds and lasts through Detroit winters.
The system itself matters too. Epoxy is the proven choice for cost and durability. Polyaspartic cures in a day and resists UV fading. Metallic epoxy adds a showroom look. And when a coating has already failed, floor repair strips it, re-profiles the slab, and rebuilds it right.
The sequence
Coating a Detroit Garage Floor Step by Step
-
Inspect the slab for moisture and damage
We measure moisture, look for old sealers, cracks and pitting, and determine which coating system fits your use and timeline.
-
Grind or shot-blast the concrete
Mechanical grinding or shot-blasting opens the slab to a clean profile. We fill cracks and pits so the coating bonds to solid concrete, not dust.
-
Apply primer, body and topcoat
We coat the full system to spec, primer through topcoat, with flake or metallic pigment if you chose it, and allow proper cure time between coats.
-
Walk the floor and hand off care steps
We inspect the finished floor with you, confirm the cure timeline, and give you the maintenance steps to keep it sealed and clean.
System selection
Which Garage Floor Coating Fits Your Garage
The right coating depends on how you use the space and how fast you need it back in service. Epoxy is the standard choice, a tough sealed floor with flake finish at a fair price point. Polyaspartic costs more but cures in roughly a day and does not yellow under sunlight.
For a high-end look, metallic epoxy creates a marbled, three-dimensional finish that still handles dropped tools and hot tires. If you want no coating at all, a polished concrete floor is ground and sealed for a hard, low-sheen surface. When an old coating has failed, garage floor repair strips it, re-profiles the slab, and applies a new system that actually bonds.

Garage Floor Coating Questions Answered
Epoxy, polyaspartic, prep, cost and durability for Detroit homeowners.
They ground the slab right back before coating it, you could see the difference. A full winter of salt and slush later it still wipes clean.
Went with polyaspartic because we could not lose the garage for long. Coated one day, parking on it the next, and the colour has not faded.
Metallic epoxy in the shop garage. It genuinely looks like a showroom and it has shrugged off dropped tools and hot tires all year.
Previous coating from another company peeled in a season. These guys stripped it, re-profiled the slab and redid it properly. Night and day.
