Detroit Commercial Floor Repair, Assessed by Zone

Most failing Detroit commercial floors still have large sections of sound concrete. Detroit Concrete reads each zone separately, finds the root cause, and limits the work to what actually needs doing.

Reading the failure before touching the slab

What Detroit Commercial Floor Repair Starts With

Before any concrete gets cut, the floor gets read. Coating delamination, slab spalling, control-joint breakdown, thermal-cycle cracking near loading dock aprons, and wear-through under forklift turning zones all look like "floor damage" but each one has a different cause and a different fix. Treating them the same way is how repairs fail inside a year.

Detroit Concrete walks the full floor with the facility team, photographs every failure, measures its extent, and classifies each zone by what actually caused it. A spall from chemical exposure near a wash station gets a different repair spec than a crack from slab settlement near a column line. Getting that distinction right is what separates a repair that holds from one that pops loose at the first temperature swing.

For facilities weighing a full floor overhaul alongside targeted repairs, see our self-leveling concrete and anti-slip flooring pages. Parking structures with surface damage follow a related process covered under commercial parking repair. Warehouse slabs with joint breakdown are detailed at concrete joint filling.

How it works

Four Steps to a Restored Commercial Concrete Floor in Detroit

  1. Map every failure zone

We photograph, measure and classify each damaged area across the full floor, spalls, delaminated coating, cracked slab, failed joints, worn finish, and note the probable cause for each before any repair scope is written.

  2. Saw-cut and remove damaged material

Failed concrete or coating is saw-cut to clean edges, lifted out, and the substrate beneath is exposed. Adjacent sound floor stays untouched. The cut edges are checked for bond integrity before any patch material is specified.

  3. Prepare substrate and apply bonding primer

The exposed substrate is ground or shot-blasted to the profile the repair material requires, then primed with a system compatible with the patch product. Skipping this step is why most failed repairs fail, we do not skip it.

  4. Place repair material and restore finish

The right repair product goes in at the right thickness, finished to match the surrounding floor elevation and texture. Epoxy-coated zones get the coating brought back to match; polished zones are re-ground and honed to the same sheen level.

When the honest answer is full replacement

Where Commercial Floor Repair Reaches Its Limit

Targeted repair makes sense when damage is confined to specific zones, the surrounding slab is structurally sound, and the root cause can be corrected within the repair itself. A loading dock apron that spalled from road-salt tracking is a good repair candidate. A floor where the original coating was applied over an unprimed slab and is now lifting in a dozen locations is not, patching individual blisters on a floor that is failing everywhere just delays the inevitable.

On every assessment, Detroit Concrete states plainly which situation the floor is in. If the scope of failure means repair costs would approach or exceed a full replacement, the written quote says so and recommends the appropriate full system instead. Facilities that need a complete floor rebuild typically move to a commercial epoxy floor or polished concrete system. Industrial facilities with heavy forklift traffic often benefit from a forklift-rated epoxy floor. The cost guide at concrete cost guide covers typical price ranges for both repair and replacement scopes.

Common questions

Commercial Floor Repair, Straight Answers

Coating failures, slab damage, joint repair and when a floor needs full replacement.

Sometimes patched, sometimes not. If the existing coating is bonded everywhere except the failed zones, those zones can be removed and patched in. If the rest of the coating is also failing (just not visibly yet), patching is a waste of money; we will say so.
We match as closely as the materials allow. Coatings can usually be matched well; polished sections show some line where new pour meets old. The match is part of the project plan up front so the expectation is realistic.
We work around your operations to the extent the materials allow, repairing sections at a time, working off-shifts where needed, and using rapid-cure systems where the floor has to come back in service quickly. The plan is built around your schedule, not against it.
A repair built on a sound substrate with the right bonded primer system lasts as long as the surrounding floor. A repair patched over a failing substrate or with the wrong primer pops loose within a year. Substrate prep is the difference, and we never skip it.
From a single visit for a small patch to several weeks for a multi-zone repair across a large facility. The scope drives the schedule, and the full timeline is in the written quote so you can plan operations around it.

Coating had failed in three high-traffic zones. They diagnosed the cause as wrong system spec, patched the failed zones with the right system, and we have not seen new failures in two years.

Cracked slab near a loading dock. Diagnosed as thermal cycling, routed, filled with a flexible compound, and the crack has not opened again since. Right diagnosis, right fix.

They were honest that our floor was past repair, the original system was wrong everywhere. Quoted full replacement with the right system. Could have charged for repairs that would fail. Trust earned.

Repaired sections during night shifts so production never stopped. Schedule was tight, they hit every milestone, and the floor came back to full service on time.
