BASF MasterSeal Waterproofing in Detroit

BASF MasterSeal covers the heavy end of structural waterproofing: below-grade membranes for foundations, plaza decks, and underground structures where the consequences of leakage are severe. Detroit Concrete installs MasterSeal systems with the full BASF protocol, prep, primer, membrane, protection layer, all to spec. Every project starts with a free written estimate.

Heavy-grade

What MasterSeal Is Engineered For

MasterSeal is BASF's structural waterproofing line, designed for the applications where leakage is not a cosmetic problem but a structural and financial event. Below-grade foundation walls on a multi-storey building, plaza decks over occupied space, underground structures, tunnel applications: places where the waterproofing has to be right for the structural life of the building.

We install MasterSeal as the BASF-system installer, with the prep, primer, membrane application, and protection layer per BASF protocol. The system warranty requires installer compliance with that protocol; we deliver to spec.

Coordinate with adjacent BASF MasterTop floor systems if the project has indoor floors, and BASF MasterFlow for equipment baseplate grouting. Compare with Sika or Ardex when the project specifies a different brand.

How it works

How We Install MasterSeal in Detroit

  1. Confirm MasterSeal system

We confirm which MasterSeal product fits the application (sheet, liquid-applied, hybrid) based on substrate, exposure and project sequencing with the engineer.

  2. Prep substrate for MasterSeal

Substrate is cleaned and prepped per BASF spec, cracks repaired with compatible material, joint detail areas isolated for membrane install.

  3. Prime and apply MasterSeal

BASF primer is applied, then the matched MasterSeal membrane is installed at engineered thickness with full joint and penetration detail per spec.

  4. Protect and document MasterSeal

Protection layer is installed where required, the system is documented for BASF warranty support, and the waterproofing is handed off ready for backfill or service.

Structural stakes

Structural Waterproofing Has Higher Stakes

MasterSeal projects usually involve a structural engineer because the waterproofing protects load-bearing assemblies. The engineer's spec drives the BASF product choice, and our install protocol satisfies the spec with documentation that supports structural review.

Coordinate with the rest of BASF services on the project, including MasterFlow for any equipment-pad grouting that is part of the structural scope.

Common questions

MasterSeal Questions, Answered

System types, structural engineer coordination, warranty and protection.

Below-grade structural waterproofing on commercial or institutional projects, plaza decks over occupied space, and any application where the engineer specifies BASF. We install when MasterSeal is specified rather than recommending it over alternatives.
Most MasterSeal projects do, because they involve structural assemblies. The engineer specifies the product and the install detail; we deliver to that spec with documentation.
For below-grade and traffic-exposed applications, yes. The membrane needs physical protection from backfill or traffic; the protection layer is what keeps the membrane functional through service.
Yes, system warranty applies when installed by a BASF-system installer to BASF spec. We deliver the documentation that supports the warranty submission.
Depends on area and system. Foundation walls can be done in days; large plaza-deck systems with multiple layers stretch over weeks. The schedule is in the quote.
