Multi-Level Parking Deck Concrete in Detroit

Suspended slabs, live loads from vehicles and snow, constant salt exposure, and structural consequences if the slab fails. We build parking decks to the structural engineer's specifications, using chloride-resistant concrete mixes, proper reinforcement cover, and protective sealers rated for Detroit's freeze-thaw cycles. New construction or repair, every project includes a written estimate and a maintenance plan.

How Parking Deck Concrete Survives Detroit Winters

Salt from winter roads enters the slab through cracks and porous concrete, reaches the reinforcement, and triggers rust. Expanding rebar breaks the concrete from inside, creating spalls and exposing more steel. This cycle accelerates until the slab loses structural capacity. The solution is a low-permeability concrete mix with corrosion inhibitors, reinforcement placed with adequate cover depth, and a sealer system that sheds water rather than absorbing it.

We specify and place concrete to the engineer's drawings on every deck project. The mix is air-entrained and formulated to resist chloride penetration. Rebar placement is verified for cover depth before the pour. Once cured, the deck receives the specified sealer, and we hand off a maintenance schedule so the owner knows when to reseal and inspect.

Our approach extends across all parking services, from ground-level lots to multi-level structures. Where a parking deck repair is needed on an existing structure, we follow the same engineering-first process.

Execution

Pouring a Parking Structure Deck in Detroit

  1. Review engineer specs and site conditions

We obtain the structural drawings, confirm the live load, mix design, reinforcement schedule, and any post-tensioning requirements. The site is assessed for access, weather windows, and coordination with other trades.

  2. Set forms and place reinforcement

Suspended deck forms are installed with the specified camber. Rebar is laid out and tied per the engineer's drawings, with cover depth verified at multiple points. Post-tension cables are installed and stressed if the design calls for it.

  3. Order and place the concrete slab

The chloride-resistant concrete mix is ordered to the engineer's specification. It is placed, vibrated to consolidate, and finished with a slope so water sheds off the deck rather than pooling against the slab.

  4. Cure, seal, and hand off maintenance

The slab cures per the specification. Once ready, the deck is sealed with the specified chloride-resistant sealer. A written maintenance plan is provided so the owner knows the reseal interval and inspection schedule.

Ongoing care

Why Deck Maintenance Extends Structure Life

A properly built parking deck will perform for 30+ years if maintenance happens on schedule. Sealer reapplication every 3-5 years, annual joint inspection, and prompt repair of any spalled areas keep chloride out of the reinforcement and the structure sound.

Deferred maintenance is the fastest path to structural failure. Sealer wears away, water penetrates, rebar corrodes, and the slab begins to fail. We deliver the maintenance plan with every project, return on schedule to reseal, and coordinate with structure repair work if damage has begun. Our commercial concrete team also handles adjacent parking lot work so the entire system is maintained together.

Common questions

Parking Structure Questions, Answered

Engineered design, chloride resistance, sealer maintenance and live-load specs.

Yes. Structures use lower-permeability, chloride-resistant mixes with corrosion inhibitors and more reinforcement protection. Ground-level lots take chloride exposure but the rebar is less critical to building structure; in a deck, rebar corrosion is structural failure.
Penetrating silane or siloxane sealers and traffic-bearing membrane systems are common, depending on the deck spec. Reapplication every few years is typical in Detroit because UV and freeze-thaw wear sealers faster than in milder climates.
Both. We pour decks on new parking-structure construction under the engineer's drawings, and we perform structural concrete repair on existing structures where spalling, corrosion, or joint failure has begun. The scope drives the approach.
The structural engineer designs the slab and reinforcement for the specified live load (passenger vehicles, fire access, snow load). We follow the engineered drawings exactly; the load capacity is a structural property of the design, not something we adjust on site.
From several weeks for a single-deck overlay to many months for a full structure. The engineered project plan drives the timeline; the full schedule is in the quote and coordinated with the engineer and general contractor.
